BMD’s integrated business model key to delivering a prestigious new community, Minnippi, in BNE’s east

The BMD Group’s works on the residential precincts stages 2, 3 and 4 of the Minnippi development are completed, with residents taking ownership of their land in mid-June 2017. Located only 11 kilometres from the CBD, Minnippi at Cannon Hill offers a flawless blend of residential home sites nestled amongst over 90 hectares of open space, environmental habitat parkland and a future public golf course.

Brisbane City Council entered into an agreement with BMD to undertake the landmark project, after a tender process that began in 1998.

BMD’s vertically integrated business model was key to delivering the residential precincts stages 2, 3 and 4, with Urbex delivering the project as the development manager, Urbex Realty as marketing and sales manager, Empower Engineers & Project Managers undertaking design works, BMD Urban completing the civil works and JMac Constructions delivering the landscaping works onsite. This level of integration from BMD’s business units, optimised communication, provided reduced risks and allowed the deployment of a strong, collaborative and technically experienced team.

Urbex, along with the other BMD business units has worked collaboratively with Brisbane City Council to ensure the appropriate environmental management processes were implemented on the highly sought-after site. BMD Urban undertook the remediation of the former Cannon Hill tip site in 2016. This provided long term environmental benefits for the development and the nearby Bulimba Creek, by removing and capping contaminates and leachate beneath the waste. The project has been designed to minimise short-term impacts on the squirrel glider population, increase size and quality of the colony’s habitat in the longer term, and link it to the glider habitat east of the Bulimba Creek. BMD also completed a weed eradication program, removing declared weeds from across the site. The systems of lakes and wetlands constructed will also enhance the natural water movement through the site and capture and improve the treatment of urban storm water entering Bulimba Creek.

The prestigious Minnippi community, will be constructed in five stages and incorporates a mix of residential home sites, public open space and in the near future, a Brisbane City Council owned 18-hole public golf course. The unique offering is well located to Brisbane’s CBD and saw 110 lots within stages 2,3 and 4 sellout within hours of being released to the public. Stage 5 will be delivered in 2019 after the completion of the golf course.
